News: Jardines II - Duty to maintain private property in good condition
REMINDER OF THE MAINTENANCE AND GOOD CONDITION OF PRIVATE PROPERTIES REGARDING THE PIPES AND DRAINS OF SAID HOMES, AS WELL AS THE MAINTENANCE OF TERRACES AND ACCESSES.
Dear owners of Jardines 2,
This notice is AGAIN to remind all owners and tenants of homes in Jardines 2 that, as was already reported at the beginning of April, they MUST take extreme care in the maintenance and good condition of the pipes and drains of said homes to avoid unwanted blockages, often caused by lack of maintenance and cleaning of said pipes and drains, by throwing objects that can obstruct said pipes and drains, such as sanitary wipes, diapers, sanitary pads, papers, or other objects, in addition to the intensive use of soaps that end up forming balls of soapy paste due to lack of said maintenance and cleaning.

Likewise, there are drains that collect and channel water and waste from several adjacent homes into the external sewer system. Therefore, these adjacent homes are requested to also take extreme care with the aforementioned maintenance and cleaning measures, as well as to avoid objects thrown into the drains that could obstruct the general drain located in the home below.
Finally, ALL property owners who are not normally in Condado de Alhama are asked to leave a spare key to their homes with a key holder or someone they trust who resides year-round in Condado. In case of an emergency caused by blockages or water leaks, they can access the property and investigate the possible source of the problem. Failure to do so may result in unnecessary damage to the property itself and other adjacent properties, which could pose a serious problem for the person responsible for the incident.

With the permission of the owner of one of the properties in Jardines 2, some photographs are attached of the damage to his property due to a blockage in the drainage pipes. Due to the prolonged absence of the owners of said property, this level of damage has occurred. So once again, PLEASE TAKE CARE OF THE MAINTENANCE AND GOOD CONDITION OF YOUR PROPERTIES.

Likewise, please keep your terraces, stairs leading to these private terraces, and entrances to the upper apartments in good condition to prevent water leaks into the lower apartments.
In the event of heavy or torrential rain, it is advisable to inspect the interior of your home to ensure there has been no water leak or damage, and if so, report it in writing to the property managers.
Likewise, it is advisable that you have private home insurance for possible incidents in which the Community was not the cause or responsible for the incident. It should be noted here that the incident reports opened by our community insurance are followed by an inspection by an expert to determine whether the homeowner has NOT PERFORMED ADEQUATE MAINTENANCE of their terraces, stairs, etc., in which case the community insurance will not cover the damage to the home, and the Community cannot be held responsible for the leak problem.
