Following site-wide communications last year, the Board of Presidents again would like to remind residents that both temporary and permanently installed hot tubs/spas are not permitted on Condado de Alhama. The only exception would be where they are located on the ground floor front patio grassed area .

The properties are not designed to take this load and it will also invalidate the site-wide insurance.

The Board of Presidents will take action against owners if existing hot tubs are not removed.

INSPECTION VISIT OF ROOF SLABS FOR DECK LOAD CAPACITY.

IN RELATION TO JACUZZI PLACEMENT

1 BACKGROUND

The technical architect who signs, has been required by the Secretary

Administrator of the community of owners of the county urban complex of

Alhama, located in Ctra. de Mazarrón, km. 33, 30840 Alhama de Murcia in Murcia, for

a structural study on the carrying capacity of the frameworks for

host elements like Jacuzzi on the floors of buildings type gardens in

County of Alhama.

2. SCOPE OF THE STUDY

Upon detection of the placement of Jacuzzis on the slab roof of the plant

first it is necessary to take into account the actions that have been considered to the

time to calculate the structures of type buildings gardens in County of Alhama. TO

then displays a table of loads and overloads taken into account

for the calculation of the slabs of groundcover:

 Permanent loads: are the loads due to the weight of the structure.

 Overload: is the load due to the weight of all the objects that can

gravitate for use, even during the execution.

The deck slabs are calculated for a total capacity of 840 kg/m2, of which:

 640 kg/m2: correspond to the weight of the structure and the weight of the roof Underlayment. It can not be taken into account since it is a permanent load

 40 kg/m2: corresponds to snow overload. It can not be taken into account since it is a load intended solely for this purpose.

 150 kg/m2: corresponds to use overload. Is the only expected load for this purpose to stay the belongings that the user intended to this area of the housing

After the analysis of the considered loads, is estimated as only over load by use which can gravitate on the lagging 150 kg/m2.

STUDY OF LOADS GENERATED BY A JACUZZI.

The Jacuzzi placed on the cover of the studied housing type is circular type presenting following technicians:

 external diameter: 1.96 m.

 estimated inside diameter: 1.46 m.

 Surface water: 1, 67m 2

 Weight of Jacuzzi: 39,70 kg.

 90% capacity (litres): 848 l.

 maximum occupancy 4 people (75 kg): 300 kg.

Estimating a density of 1 water, the weight of 1 liter is equal to 1 kg, so the weight of the water is 848 kg.

Total load transmitted by the Jacuzzi

39,70 + 848 + 300 = 1.187,70 kg.

Total load transmitting Jacuzzi per square meter:

1187,70 / 1.67 = 779,79 kg/m2

CONCLUSIONS

After conducting the studies and relevant calculations from the technical documentation of the studied buildings

 The weight structure contemplated level calculation for use is 150 kg/m2

 load transmitting the jacuzzi to the structure is 779,79 kg/m2 which is more than five times more weight for which the structure has been designed.

 Must be removed all the jacuzzi that have been installed since they may be creating a serious damage to the structure beginning with the appearance of fissures.

 the homeowners staying such non-permitted facilities at the structural level are solely responsible for the damage caused to the structure of the buildings.
