WORK METHODOLOGY:

  1. Hedge pruning, (Ficus microcarpa), according to the established order.
  2. Mowing and shaping of the lawn, at the same time, any residue generated during the hedge pruning is removed.
  3. Insecticide treatment against Macromotoma gladiata in hedges of Ficus microcarpa previously pruned. It is recommended:
    • Do not leave windows open or clothes hanging out during spraying.
    • Do not use sports and children's equipment in communal areas on the day of treatment.
    • Do not walk or play sports on grass surfaces on the day of treatment.
  4. Scarifying and reseeding of the natural grass shall be carried out in each of the gardens indicated after the hedge pruning has been completed in order to avoid soil and seed compaction.

NOTE: The optimum development of the grass after scarifying and reseeding will depend to a large extent on the availability of irrigation water for the green areas within the Resort, and therefore the following recommendations are made:

  • Re-sowing of both private and common areas could lead to excessive expenditure of existing irrigation water. This could negatively affect the Community's reserves and jeopardise the survival of the landscaping during the summer due to foreseeable weather conditions. STV does not recommend its implementation.
  • Reseeding private gardens is clearly negatively affected by the simple fact that they are located in a small area between the house and the Ficus microcarpa hedge, which does not allow light to enter the garden, and at the same time, they have poor aeration and high soil compaction.
  • Taking into account the limitations with regard to irrigation water supply and the climatic conditions that must be met for seed germination to be effective (soil temperature around 23-29o C). Re-seeding of the common areas should only be carried out in those areas that are really degraded by use, traffic, etc. on a localised points.
  • It is considered appropriate for owners who wish to reseed their private gardens to notify the Condado de Alhama Administration of their express wish to do within an orderly planning of the different private plots by levels.
  • Residents/owners who wish to have their private lawns included in the reseeding scheme should commit to the following requirements:
    • Water the lawn by hand every morning and evening for the first 2-3 weeks after the reseeding has been carried out.
    • Keep the lawn free of any objects such as: tables, chairs, hammocks, etc.
    • Do not keep dogs or cats loose in the garden.

As can be seen in the irrigation water forecast for 2025, there is a very likely risk of not meeting the water needs of Condado de Alhama during the summer, so before entering into a water deficit for the remainder of the year, STV would recommend cancelling the scarifying and reseeding of the grass meadows, as these could cause more problems to the meadow than benefit.
