News: Penthouse Rooftops Newsletter August 2025 Update

At the Annual General Meeting in February 2024, the repair of the Penthouse roofs was approved to prevent water ingress. This is an update on the progress made so far:
- A tender was held and the contract has been awarded to L&E Obras y Proyectos Globales
- The order in which the roofs will be repaired is: P3, P4, P1, P6, P5, P2, P7;
- Work on the P3, P4, P1, P6 and P5 roofs has been completed;
- Work on P2 will begin in the first week of September 2025; it is scheduled to be completed after 10 weeks, at which point work will begin on P7.
- When work is being carried out, access to the roof is prohibited for health and safety reasons. The lock code will be changed and will not be disclosed to owners;
- If you need to access the roof to repair/install air conditioning units, please contact inmho at alhama@inmho.es to make the necessary arrangements;
- A container will be installed in the car park to store waste;
- We ask that you use your private terrace to dry your clothes during the works. If you need to dry larger items of clothing (e.g. bed linen), arrangements will be made for you to access the roof of another penthouse.
During the course of the works, WATERPROOFING TESTS must be carried out, for which the contractor needs access to the interior of the third-floor flats.
Please read the information regarding these tests carefully, as set out below.
Leak tests must be carried out during the development of the work and before its completion. Postponing these tests would imply leaving the roofs unfinished, which would entail risks of leaks and possible structural damage. If a leak is detected after the work is completed, the entire deck would need to be raised again, resulting in additional costs, delays in deadlines and unnecessary inconvenience. For this reason, once the leak tests are successful, subsequent work is carried out to complete the repair of the roofs.
Test planning
The first watertightness tests are carried out in week 2 to 4 after the start of the work on each block and following the following order of homes:

This order will be maintained except for unforeseen events that require adjustments in the planning. We haven´t received the schedule for accesing each apartment. We’ll send a notice out as soon as we have a more specific calendar is received. In any case, if you are not in Condado during the time the watertightness tests are due to be carried out, please inform a trusted person or make use of a key holding service.
Frequency of tests
- Once the first test has been carried out in house H, the successive tests are scheduled with a frequency of 5 to 10 days from its completion.
- They are held between Monday and Wednesday to ensure efficient control and allow for any necessary adjustments.

Additional information on leak tests:
A roof leak test is a technical procedure that makes it possible to verify whether the waterproofing of the roof is effective and does not leak. Its objective is to detect possible leak points before completing construction or repair work, avoiding future problems of humidity, structural damage and additional costs.
Methods used in these decks1. Flood test
- The drainage system is provisionally sealed.
- The roof is filled with a layer of water o It is left for observation for a certain period (24-72 hours). o Witnesses are placed on the roof o It is visually checked for leaks on the lower level of the roof. Inside the homes o If no leaks are detected, the water is removed and subsequent work continues.
2. Spray water or spray test
- A system is used to simulate heavy rain for a certain period of time.
- The interior areas are inspected for possible leaks. Importance of carrying out the test before finishing the work
- Avoid having to lift the cover again in case of leaks.
- Ensures the quality and durability of the waterproofing system.
- Allows any faults to be corrected before applying the final coats of finish.
- Reduces costs and additional time for future repairs.
