News: Official Notice - Jardín 10 Administration

Dear residents,

The administration would like to remind everyone of the importance of using both private homes and communal areas responsibly, especially during the summer season when activity within the complex increases significantly.

This summer, several damages have occurred in the garden due to improper use of the facilities. Specifically, the individual responsible for the damage to a palm tree in Garden 10 has been identified, and the costs incurred will be charged to the corresponding property owner.

We have also contacted the homes that have received repeated complaints from other residents.

We take this opportunity to remind you that:

- Tourist rentals are limited to a maximum occupancy of 6 people.

- The garden is a communal space, not private, and its use is subject to the established community rules.

Owners who rent out their properties are responsible for ensuring peaceful coexistence. This includes informing tenants of the community’s rules and monitoring the number of occupants. This year, some homes have exceeded 10 occupants, causing overcrowding in the garden and inconvenience to other residents.

Furthermore, all owners must comply with the regulations of the regional government as well as the internal rules of the complex. The community reserves the right to take disciplinary or legal action in case of non-compliance.

Rules for communal areas and swimming pools:

- Ball games are prohibited in communal areas.

- Please respect the peace and quiet around the pool area.

- Babies must wear swim-specific diapers.

- Pool access is only allowed with the official identification wristband.

- Children under 12 must always be accompanied and supervised by an adult.

- Showers must be used before entering the pool and only to rinse off chlorine.

- Smoking, vaping, and bringing glass containers into the pool area are strictly prohibited.

- Jumping into the pool from the edge or furniture is not allowed.

- The use of swim fins is prohibited, as they may cause injury or damage to the pool lining.

Starting next year, a proposal will be introduced to limit pool access to a maximum of 6 to 8 people per home, including children, in order to prevent overcrowding and ensure fair enjoyment for all residents.
