19 Dec 2025 - Condado de Alhama

Dear Neighbours,

As 2025 gradually comes to an end, I would like to extend my warmest wishes to everyone for a Merry Christmas and a Happy New Year. When I assumed the role of Level 1 President in September, I could never have anticipated that a position involving so much work and responsibility would also be so engaging and rewarding. For the first time, I have the opportunity to contribute directly to the improvement and future of our resort.

That said, this period has not been without its challenges. The departure of several key staff members at Inmho has significantly complicated day-to-day operations, making it difficult to move matters forward efficiently. In addition, a number of irregularities have come to light:

  • There are unpaid invoices dating back to 2022. This situation is unacceptable and must not be allowed to occur again in the future.
  • The audit reports have not yet been finalised, as they require the signatures of the presidents. Some of the former Level 2 presidents have declined to sign them, and we are therefore actively seeking a solution to ensure that the audit reports can be completed.
  • It has also come to our attention that a bank account was kept open solely to cover bank charges. Had this account been closed in 2018, it would have saved the community approximately €2,000.

Addressing these issues represents a significant challenge. Nevertheless, all Presidents remain highly motivated and committed to working towards greater financial stability and increased transparency across the resort. I am confident that we are moving in the right direction.

While we continue to work on resolving these outstanding matters, we are already actively preparing for the 2026 Annual General Meetings (AGM).

In previous years, residents received an information package on email containing all agenda items to be voted on. These documents were often lengthy and difficult to follow, with voting taking place on the same day as the meeting.

For 2026, we have therefore introduced a new format. To provide owners with better access to information and greater clarity, a series of informational meetings will be held from 13th to 15th of March. Voting will then take place from 20th to 22nd of March during the ordinary Annual General Meetings of each community. This approach aims to respond to the clear demand from owners for improved transparency and understanding.

Information Meetings (13–15 March)

  • Friday 13/03, 16:00 – 20:00: Urban Entity and Level 1
  • Saturday 14/03, 09:00 – 11:30: La Isla
  • Saturday 14/03, 12:00 – 14:30: Naranjos 1
  • Saturday 14/03, 16:00 – 18:30: Jardines 2
  • Saturday 14/03, 19:00 – 21:30: Mirador
  • Sunday 15/03, 09:00 – 11:30: Alhama Nature 1
  • Sunday 15/03, 12:00 – 14:30: Naranjos 2 (No Information meeting, AGM 2026)
  • Sunday 15/03, 16:00 – 18:30: Jardines 1 ( We think AGM 2026, needs to talk tot he Level 3 Presidents)
  • Sunday 15/03, 19:00 – 21:30: Atenea

AGM 2026 Meetings (20–22 March)

  • Friday 20/03, 16:00 – 18:30: Mirador
  • Friday 20/03, 19:00 – 21:30: Alhama Nature 1
  • Saturday 21/03, 09:00 – 11:30: La Isla
  • Saturday 21/03, 12:00 – 14:30: Naranjos 2
  • Saturday 21/03, 16:00 – 18:30: Jardines 1
  • Sunday 22/03, 09:00 – 11:30: Atenea
  • Sunday 22/03, 12:00 – 14:30: Naranjos 1
  • Sunday 22/03, 16:00 – 18:30: Jardines 2

This is what we proposed at the Level 1 EGM on Thursday, December 18, 2025. The dates for Mirador, Jardines 2, La Isla, and Naranjos 1 are set. Naranjos 2 and Jardines 1 still need to discuss this with their Level 3 Presidents. Alhama Nature 1 and Atenea are new areas, and they can use the proposed time.

We've done it this way to try to shorten the meeting time, because after a two-hour meeting, people lose their focus. All informational meetings will be held face-to-face, in person. They will also be live-streamed online and recorded, ensuring that every owner has access to all information and sufficient time for reflection before voting. The informational meetings will be simultaneously translated, and the meetings dedicated to voting will offer alternative translations, provided by Inmho staff. This approach was implemented last year in Jardines 2, and the owners expressed a high level of satisfaction with this new system.

We would like to thank the showroom owners for making the premises available for both weekends.

Some presidents are experts at extending a two-hour meeting to four hours by endlessly discussing it, and then complaining that we're keeping the Inmho staff occupied for too long. Everything was discussed in a four-hour Level 1 working meeting, and the same thing was discussed again in a four-hour Level 1 EGM meeting.

By moving the meetings to March, we also create additional time for Inmho to address existing backlogs and for the Presidents to review the substantial number of outstanding files inherited following the departure of the previous Urban Entity (=UE) and Level 1 representatives. We will, of course, continue to keep you fully informed.

Any owner wishing to put themselves forward as a Level 3 President is kindly asked to contact their respective Level 2 President and Inmho.

Urgent actions are currently being taken to recover the millions of euros in outstanding debts owed to the entity (incl UE) by companies such as Agrofruits and Alhama Nature. We are confident that an agreement can be reached in the near future and that we will finally be able to move beyond this situation.

There is something truly inspiring about working with people who share a common goal. It feels as though our individual ambitions come together to form a stronger, collective vision for the future.

Please remember that we are also owners, just like you, and our sole objective is to act in the best interests of our resort.

Warm regards and best wishes for the festive season.

Sophie Benoit
