News: JARDINES II - LATEST UPDATES BEFORE THE ANNUAL GENERAL MEETING

I am sending you this new communication with the latest updates prior to our informational and voting meetings.

By now, you will all have received both the official notice for these meetings and the "QUESTIONS AND ANSWERS" document regarding Level 1 and Urban Entity issues, which all residents of Condado de Alhama who wished to do so sent to the administrators for their consideration and appropriate responses.

We have also received the email with the voting form or proxy and some simple instructions on how to proceed in order to cast the individual vote of each owner.

Please note that if you will not be attending the voting assembly, which will take place on March 21st at 4:00 PM at the Alhama de Murcia Cultural Center, to vote in person, and you will be using the proxy form for this vote, you must choose one of the options at the end of the proxy form. This option will designate the person or representative who must be present at the voting assembly for your vote to be valid. This form must be submitted to the administrators before the voting assembly begins, following the instructions in the email you received. If you have any questions, please contact the administrative staff for assistance.

On the other hand, only the voting forms or proxies enabled by Administration to exercise the individual vote of each of you, is the valid method to accept said votes, always that you are not going to attend the voting assembly in person.

Any other form or attempt to exercise the vote could be considered an invalid vote for not following the procedure described (images scanned on a mobile phone, unsigned or improperly filled-out forms, etc.)

It is also reported that for votes requiring a simple majority, votes counted as abstentions do not count at all; that is, they are irrelevant and do not add to the votes for or against. Therefore, I encourage everyone to vote according to their conscience, but please vote for or against all items on the ballot.

If, as many owners prefer, they ignore the unique opportunity, once a year, to exercise their individual vote and decide, then they shouldn't complain, I insist, those who habitually ignore these community processes once the voting results don't please them.

On the other hand, along with the official call for the Jardines 2 assembly, the usual information package has been provided with the supplementary reports that expand and explain the content of the Agenda of our assembly (voting and information points), which will be discussed during our assembly or information meeting prior to the voting assembly weekend, as we already did successfully in February 2025, and which this year will take place on March 14 at 4:00 p.m. in the El Praico sports pavilion, in Alhama de Murcia.

Please read all the supplementary reports that reasonably explain the voting and information items on the Agenda, so that you better understand what you will be voting on. However, any doubts or questions that have not already been resolved will be addressed and answered during our assembly or information meeting on March 14.

IT IS VERY IMPORTANT THAT YOU READ THE SUPPLEMENTARY REPORTS IN ORDER TO VOTE WITH KNOWLEDGE AND NOT BE SWAYED BY RUMORS, INTERESTED INTERPRETATIONS, DISTORTIONS OF REALITY, FALSEHOODS AND MANIPULATIONS BY INTERESTED PARTIES, ETC.

Regarding the work started in 2025 and continued in 2026 in Jardines 2, the last pending tasks, which are currently being resolved, are the repairs of 22 cracks in the walkways between the gardens and the expansion joints of all the swimming pools, from garden 7 to 13.

The gardens in the interior corridors between gardens 7 and 8, and 12 and 13, have been repaired or replaced before the AGM.

The maintenance of the benches in the pool areas was completed, as well as the replacement of the tiles in all the pools, the replacement of all the life preservers with new models, and the planting of two mulberry trees per pool in those gardens that requested it, to provide more natural shade in the future, once they grow sufficiently.

The painting of the facades of the houses in garden 11 will begin shortly.

The solar lights that were defective or not working properly are being corrected; these were 8 out of the 148 installed.

We continue to resolve the cases of incidents due to rainwater leaks, which we have been dealing with since December 16th, having had to deal and fight against time and the lack of responses from the community's insurance company at times, and at other times due to weather conditions that have prevented us from carrying out the waterproofing of the upper houses in order to then repair the damage to the affected houses.

At this point, I would like to apologize to the owners of those properties whose terraces or staircases were waterproofed using the method agreed upon by the Community Board, which has yielded good results so far. It appears they were not informed of this action prior to its implementation, something that is standard practice before proceeding with such work. This was simply a communication error that did not affect the final result, which was to waterproof the terraces and upper staircases of some properties.

Regarding the controversy surrounding the 2026 budgets, both at level 1 and in the Urban Entity, and by extension, in Jardines 2 itself, I must tell you NOT TO GIVE ANY CREDIT TO ALL THAT CAMPAIGN OF DISCREDIENCE AND MANIPULATION THAT SOME RESIDENTS IN CONDADO DE ALHAMA ARE TRYING TO ORCHESTRA AGAINST ALL OF IT.

The reasons for these budgets are being explained through various channels. In the case of the Urban Entity, it is primarily due, to put it simply, to the debt that the Entity has owed to the company STV for several years, a debt that increased significantly between January and December 2025. The new board of this Entity took over at the end of October 2025, after the previous president resigned, leaving a major problem unresolved for the new board.

STV demanded payment of this debt by the end of 2025 and again in mid-January 2026, forcing us to take drastic and unpopular measures. This will be explained as many times as necessary so that everyone understands the seriousness of the situation and the unavoidable nature of this increase in the Urban Entity's budget for 2026.

Regarding the Level 1 budget, which has increased this year, in addition to the annual CPI increase, as has also happened in the Urban Entity, it has also been due to the proposal to transfer the community gardening from Level 2 to Level 1, following what the current Community statutes indicate and due to a detailed review of the related issues, at the request of one of the members of Level 1.

This decision to propose the transfer of community gardening from Level 2 to Level 1 has its legal and regulatory basis in a 22-page report issued by the Community's lawyer, with a profuse legal analysis of the situation.

IN ANY CASE, AND CONTRARY TO THE MANIPULATION ATTEMPTS OF SOME LEVEL 1 MEMBER, who intends to continue not paying their share dedicated to community gardening, which is the responsibility of Level 1, according to the community statutes, and which was agreed upon by those who signed the update of the STV services contract in 2018-19, IT MUST BE SAID, CLEARLY AND IN PUBLIC, THAT IS, WITH ABSOLUTE TRANSPARENCY, THAT THIS INCREASE IN THE LEVEL 1 BUDGET, DUE TO COMMUNITY GARDENING, IS COMPENSATED BY THE ZEROING OF THAT ITEM IN THE BUDGETS OF THE LEVEL 2 COMMUNITIES FOR 2026, WHICH UNTIL NOW HAD BEEN PAID ONLY BY SAID LEVEL 2 COMMUNITIES.

From this result, it follows that, due to the difference in community gardening, NO LEVEL 2 COMMUNITY SHOULD PAY MUCH MORE FOR THAT DIFFERENCE.

In fact, Jardines 2 is one of those communities that is not supposed to pay more for that difference.

As a result of both budgets for 2026, that of the Urban Entity and that of Level 1, in addition to the annual CPI increase, plus the different projects and annual expenses specific to each of these Level 2 communities, we in Jardines 2 have tried to charge all possible expenses for new repair projects to the community's reserve fund, in addition to the slightly more than 76,000 euros of outstanding invoices that Jardines 2 had to pay to the company STV for invoices whose existence we were unaware of until the end of 2025, plus a good part of the debt accumulated by the Urban Entity, in order not to burden the owners of Jardines 2 with an excessive increase in our monthly fees for 2026, which we hope will be reduced as much as possible from January 1, 2027.

According to estimates from the INMHO accounting department, and pending final calculations once the agenda items are voted on at the March AGM, the increase in monthly community fees for each of us during 2026 will be slightly less than 5 euros per month for lower-floor apartments and slightly less than 3 euros for higher-floor apartments.

HOWEVER, I REPEAT THAT THIS IS A VERY CLOSE ESTIMATE OF THE FINAL AMOUNT, WHICH WILL BE PROMPTLY INFORMED AS SOON AS IT IS CONFIRMED.
