PLANNING FOR LAWN RE-SEEDING IN PRIVATE RESIDENCES

Replanting, in both private and communal areas, could lead to excessive use of the existing irrigation water supply. This could have a negative impact on the community’s water reserves and jeopardise the survival of the gardens during the summer due to foreseeable weather conditions. STV does not recommend proceeding with this.

The reseeding of private gardens is clearly adversely affected by the simple fact that they are situated in a small area between the house and the Ficus microcarpa hedge, which blocks light from entering the garden, whilst also suffering from poor aeration and highly compacted soil.

Taking into account the limitations regarding the supply of irrigation water and the weather conditions that must be met for seed germination to be effective (soil temperature around 23–29°C), reseeding of communal areas should only be carried out in those areas that are genuinely degraded by use, foot traffic, etc., on a localised basis.

It is considered appropriate that owners wishing to reseed their private gardens should notify the Alhama County Council of their express intention to do so, as part of an organised plan for the various private plots, categorised by level.

Residents/property owners who wish to have their private gardens included in the reseeding plan should undertake to comply with the following requirements:

  • Water the lawn manually every morning and evening for the first 2–3 weeks following reseeding.
  • Keep the area free of any objects or items such as: tables, chairs, sun loungers, etc.
  • Do not allow dogs or cats to roam freely in the garden.
  • As can be seen in the irrigation water forecast for 2026, there is a very high risk that Condado de Alhama’s water needs will not be met during the summer; therefore, before a water deficit arises for the remainder of the year, STV would recommend cancelling the scarification and reseeding of the lawns, as these could cause more problems for the lawn than benefits.
